400 Sunny Isles is one of those Sunny Isles buildings that really matches the city’s vibe—modern, waterfront, and built for people who want a luxury lifestyle without giving up comfort. Sunny Isles is known for upscale real estate, high-rise living, great beaches, and a community that feels safe and well-kept. And 400 Sunny Isles fits right into that: it’s stylish, convenient, and set up like a private resort on the water.
The property sits along Biscayne Bay with about 640 feet of waterfront, and it’s made up of two 20-story glass towers with around 230 residences. The design was led by architect Chad Oppenheim, with Kobi Karp as the architect of record, and the arrival experience feels upscale right away—an open-air courtyard with greenery, exotic wood accents, and calming water features.
What makes 400 Sunny Isles stand out is the marina lifestyle. Residents have access to a full-service private marina with dry and wet slips, plus a marine concierge program. You can get out to the Intracoastal quickly, and the ocean is only minutes away. There are also boating options like rentals and even fractional yacht ownership, which is perfect if you want the experience without full-time ownership.
Amenities are built to feel like a real resort. There’s an Olympic-style infinity-edge pool overlooking the bay, a heated whirlpool spa, cabanas, and lounge areas made for relaxing. The fitness center is bayfront and fully equipped, and the spa is a big highlight—saunas, steam rooms, Jacuzzis with different temperatures, and a rejuvenation center for wellness and beauty treatments. The building also offers activity coordinators, so it’s easy to try things like kayaking, paddle sports, jet skiing, fishing, biking, and more.
Service is another strong point here. Residents have a full-time concierge, 24-hour valet, and security systems throughout the property. There’s also a business center, media/meeting space, party areas, assigned parking in a secure garage, and storage for bikes and jet skis. For beach days, there’s even a private beach car service using an eco-friendly luxury golf cart to shuttle residents to the beach or nearby outdoor spots like Oleta River State Park.
Some units take the lifestyle even further, with fully updated interiors, open layouts, and floor-to-ceiling windows facing the bay. Certain homes include oversized terraces and even private pool setups, creating a true indoor-outdoor living feel with nonstop water views.
Overall, 400 Sunny Isles is a great choice if you want modern waterfront living with a marina, strong amenities, and a full-service lifestyle—right in the heart of Sunny Isles Beach.
