Regalia is one of the most private and high-end condo buildings in Sunny Isles Beach, sitting right on the northern edge of the island, just south of Golden Beach. With the ocean in front and the Intracoastal behind, it’s the kind of place where the views feel endless—and the whole property is designed to feel quiet, exclusive, and very “boutique.”
What makes Regalia special is how private the residences are. It offers only one home per floor, so you don’t have neighbors across the hall or crowded hallways. Inside, the homes are built around light and views, with 10-foot floor-to-ceiling impact glass and true 360-degree scenery—ocean, city, and waterway all around you. Everything is smart and modern too, with a Crestron control panel that lets you manage home features and even request building services.
The interiors are finished at a very high level. Kitchens are made for people who actually enjoy cooking (or entertaining), with custom Italian cabinetry, exotic stone countertops, oversized Miele cooktops, multiple sinks, and premium appliances like Sub-Zero refrigerators and a temperature-controlled wine cellar. There’s even a summer kitchen BBQ that opens to the terrace, so outdoor dinners feel easy. The primary suite is especially impressive—huge bedroom space, a large oceanfront balcony, big wardrobe areas, and spa-style bathrooms with high-end fixtures, soaking tubs, and glass showers that open directly to the terrace.
Amenities at Regalia feel more like a private resort than a condo building. There’s a beautiful porte-cochere entrance with fountains, a heated pool on a stone deck, a cold plunge, an oceanfront jacuzzi, and private cabanas with their own sink and fridge. Residents also get private beach and pool service, so you don’t have to think about towels, chairs, or setup. The wellness areas are a big focus too—there’s a modern fitness center, a yoga/meditation room, and a spa program that includes steam, sauna, rain shower rooms, treatment pools, and relaxing spaces designed for quiet time.
For everyday convenience, Regalia has 24-hour valet, high-speed elevators (plus a separate service elevator), a clubroom with lounge and humidor, a business center with video conferencing, kids’ activity space, and international-style concierge services. Security is also top-tier, with a branded access-control system and smart building features.
Location-wise, you’re positioned perfectly between two of the best shopping areas—Aventura and Bal Harbour—and you’re also set right between Miami and Fort Lauderdale, with easy access to major roads and both airports. In short, Regalia is built for someone who wants privacy, space, and true luxury—without the busy, crowded feeling that some high-rise buildings can have.
